This new custom home is located in the stunning foothills near St. John’s College and follows the new City of Santa Fe Green Building Code requirements. This property also falls under the auspices of the Historic Design Review Board. Because pitched roofs are not typically allowed in this location, a variance was needed from the Historic Board to build this style of residence.
At 2,405 square feet, this home is designed with an open floor plan, lots of outdoor living areas, and spacious vaulted ceilings. The two detached bedrooms, connected by a breezeway, allow for the ultimate in private and separate living areas.
Featuring super insulated walls (R-40) and ceilings (R-70), the in-floor radiant heating system includes an ultra-high-efficiency boiler. Transom windows and numerous south-facing windows add abundant light and ventilation and will contribute to lower heating and zero cooling costs. The 12-inch-thick exterior walls were constructed by using two 2x4s, which provides a large cavity for Cellulose insulation. Open web trusses with a 24-inch cavity were used for the roof-framing members and also filled with cellulose. By employing these lightweight wood framing methods we created minimal waste, and the small-sized wood members can be sustainably harvested.
Finishes include stained concrete floors, Douglas fir doors and windows, plaster walls, and extensive stonework. Completed cost of construction (not including land and utilities) is under $150.00 per square foot of finished space, which includes all heated living areas, portales, garage, and storage areas.
